Stowe

Vermont's highest peak, a historic village, and one of the state's most established luxury markets. What buyers should know before choosing where to own.

Why Stowe

Stowe pairs a historic village with Vermont's highest peak, and it is one of the state's most established luxury markets. This is the read I give every buyer before we look at a single property.

The Mountains: Mt. Mansfield and Spruce Peak

  • Mt. Mansfield. Vermont's highest peak and home to Stowe's expert terrain, served by the Mansfield Gondola and the FourRunner Quad.
  • Spruce Peak. Linked to Mt. Mansfield by the Over Easy gondola, Spruce Peak is the gentler, family-friendly side of the mountain and home to the base village: The Lodge at Spruce Peak, the Spruce Peak Arts Center, slopeside residences, and the private Club at Spruce Peak.
  • Ownership. Vail Resorts has owned Stowe since 2017, and it is on the Epic Pass. Local reporting has tied peak weekends, holidays, and powder days to heavier traffic and parking pressure since then.

Who Buys in Stowe

Stowe draws buyers who want the complete package: great skiing, a real village, and a four-season life. Many are established families who have vacationed here for years and want a home that works for every generation, and they value quality, privacy, and long-term stability.

Where to Buy in Stowe

On the Mountain

  • Spruce Peak. Slopeside residences at the base village, with resort amenities and access to the private Club at Spruce Peak.

The Mountain Road

  • Route 108. The Mountain Road runs roughly seven miles from Stowe Village up to the resort, and the town describes it as the focal point of Stowe's commercial growth.

The Village and the Hillsides

  • Stowe Village. The historic village at the foot of the Mountain Road.
  • The hillsides. Edson Hill, one of Stowe's most sought-after addresses, offers private homes with Mt. Mansfield views. Weeks Hill offers private estates on open, rolling land. Check winter access and driveway grade before you fall in love.

Beyond Stowe

  • Waterbury and Morrisville. Waterbury sits 10 miles south on I-89 toward Burlington. Morrisville is 9 miles north.

What Drives Stowe Home Values

Scarcity. Much of Stowe's land is permanently conserved, including more than 1,000 acres of protected land within each of the resort's planned developments, which limits how much new building can happen. Slopeside at Spruce Peak sits at the top of the market. After that, buyers pay for Mansfield views, privacy, and proximity to both the village and the mountain.

Ownership Realities in Vermont

  • Short-term rentals. Stowe requires every short-term rental to register ($100 per unit), name a local contact who can respond in person within 45 minutes, and give the fire department 24-hour access through an approved lockbox. In July 2026 the town capped short-term rental licenses at 850. Registration closed September 14, 2026, and new licenses will only be issued through a lottery starting July 2027, when openings exist below the cap. Never assume a Stowe property can be rented. Confirm its license status before you buy.
  • Transfer tax. Vermont charges 3.62% on the purchase of a second home fit for year-round use, well above the rate for primary residences. It's due within 30 days of closing, so build it into your budget from the start.
  • Property tax. A separate second-home property tax rate was authorized in 2025 but hasn't been set. Worth watching if you're buying now.

I help buyers decide where in Stowe to own before they tour a single property: Spruce Peak, the Mountain Road, the village, or a quiet hillside, and what ownership will actually cost. Let's talk.
